Question 1: I am an investor based in Dubai. My strategy so far has been to buy and sell but now I am considering to buy and then look for rental income. Please suggest a couple of communities where I can get maximum rental returns. Please explain why?
Answer : Dubai unlike other global real estate cities, has given great opportunities to investors to act like traders and given them phenomenal Returns on their investments. But the fact remains, that wealth is created by buying properties and earning rental income and holding on to the property for long term.
Currently, there are some great projects which yield great rentals such as TownSquare by Nshama, Jumeirah Village Circle, Greens / JLT / Mira / Arabella and DIP.
Why will it fetch you high returns?
JVC is one of the most prime locations in Dubai which is affordable, it could have been easily rated as upmarket location, so this itself is the first plus point, it is connected to Al Khail Road and Shaikh Mohammed bin Zayed road, it is 15 min to Dubai mall , to Mall of Emirates , Media city / Internet city.
It is 20 min away from Jebel Ali free zone , it is 10 min away from the most affluent areas such as Emirates hills, Dubai Marina and Palm Jumeirah. It has plenty of top schools and hospitals within 10 min drive. Currently, we see big developers eyeing to enter JVC. I will sum it up by saying it is the best location for affordable living. TownSquare is another great investment for great rental yield, it will be the first affordable living with a complete facilities. Till date, we don’t have any master community with such great planning, it is a recession proof investment. People would love to rent the property at lower prices with great facilities. Generally affordable was understood as private developers offering , now big names like Nshama, Dubai properties have entered. JLT is one of the best locations in upmarket but currently trading at middle market prices.
Question 2: Please recommend top off plan developments for investors at the moment.
Answer : Arabella/ Serena by Dubai properties , Town Square by Nshama, Maple By Emaar, Deyaar project in IMPZ , Town Square and Belgravia in JVC and not to forget centurion residences in Dip. All these projects offer a great payment plan and target middle income. According to me, all these projects will be given an end user and investors an opportunity to generate high rental yield and to end user it will be given the option to own a property.
Question 3: I am planning to finally buy an apartment for myself rather than continuing to rent. My budget is a maximum of AED1 million. Please suggest some areas that suit my budget.
I would personally recommend Nshama apartments in Town Square and some good developers in JVC as ideal off-plan properties , whereas in ready projects one should consider reputed towers in JLT, Greens and Dubai Sports City
